To receive $5,000, the referred guest (your friend / the buyer) must be a first-time visitor to the Brookfield Community, must purchase before Aug 31, 2010 and must close escrow.  Referral only available at San Diego County Communities found at www.BrookfieldSD.com.  The offer is invalid if the referred guest has previously visited the Brookfield Homes community, has registered online, or has been referred through a licensed Real Estate Agent who represents the referred guest in the transaction(referral fee cannot be combined with a Broker Fee).  A community sales representative must sign Brookfield’s standard referral card at the referred guest’s initial visit acknowledging the referral.  The $5,000 will be paid through escrow upon the close of the referral guest’s escrow and will be reflected on the HUD-1.  Brookfield reserves the right to cancel this program at anytime and without notice.  Referring partywill be issued a W-9 form and shall be responsible for any and all applicable federal or state taxes on the $5,000.  Compliance with all provisions of this offer will be verified by Brookfield Sales Management.  This offer is only valid at the San Diego County communities for sales completed prior to Aug 31, 2010.  Referred guest (buyer) will receive $10,000 credit towards closing costs, options, and/or upgrades.  If your referred guest is already working with a Real Estate Agent, the Real Estate Agent can not be involved in the transaction and can not be paid a real estate commission because this referral fee can’t be combined with a Broker Fee.  The referred guest (buyer) and the referring party must both sign a Non-Agent Referral Fee Declaration. The referring party cannot be a part of the referring transaction (you can not refer yourself or your spouse).
